Role Overview:
The Senior Property Manager(We call it our 12+ Manager) will be the primary contact for clients with larger portfolios. You will lead your team on all aspects of your portfolio including navigating high-pressure situations while maintaining positive relationships. This role requires visionary guidance as you will oversee property lifecycles. You will have a team to collaborate with that includes a leasing team, maintenance team, collections team, and a customer service team to help you succeed; but you will own the results. With our portfolio set to double in size over the next three years, this role offers an abundance of growth if you want it and we want motivated individuals that need personal growth in order to be happy.
What You Will Get:
- Hourly - $75,000.00-$90,000.00(USD)
- Annual Performance Bonus - Up to 10% of wages(Effective 2025 calendar year)

- Churn Incentive - $0-$175 paid monthly when client churn stays below 1.75% monthly(effective after 90 days)

Your background
- 3-5 years Property Management experience
- Experience working w/clients (property owners)
- Understanding of day-day managing everything from single family to smaller multi family buildings(1-56 units)
- Experience in maintaining midwest housing stock (some Chicago properties are 140 years old)
- Team of 2+ direct reports you have managed with direct responsiblity to hire and fire
Your day to day responsibilities
- Communicate W/Clients: You will work closely with 35-50 clients that hire GCR&D to manage their portfolios and deliver superior customer service through building solid rapport.
- Maintenance Spend - Utilize your property component knowledge to advise clients on maintenance, repairs, and replacements.
- Navigate Laws & Ordinances: Protect property owners from laws like RTLO, CRTLO, & all of the suburb ordinances
- Manage Your Team: You will have 1-3 direct reports in addition to collaborating with the various departments that will help you achieve your day to day success.
- Solve Problems: Make informed decisions swiftly and logically to address owner, tenant, and property issues.
