Turn Vacant Units Into Rent-Ready Homes – Vendor & Move Out Manager

GC Realty & Development is growing rapidly. We currently manage 1,400 properties and plan to grow to 3,500 doors in the next four years. To support that growth, we are looking for a Move Out & Vendor Manager who can take ownership of our turnover and vendor operations.
This role is perfect for someone who thrives in a fast-paced environment, enjoys coordinating vendors and projects, and takes pride in reducing vacancy time by getting homes rent-ready quickly and efficiently.

What We Offer
- Fully remote position
- Monday–Friday, 8:00 AM–5:00 PM CST (must be comfortable with this schedule)
- Base Pay: $10 USD per hour + 20% in Performance-Based Compensation paid out Monthly

Your background
- Vendor management experience with the ability to hold vendors accountable
- Experience building scopes of work for
- Strong understanding of Time & Materials (T&M) pricing in residential maintenance
- Experience working for a property management company or maintenance service company
- Strong problem-solving skills with the ability to identify the right solution quickly
- Clear and confident communication skills
- Ability to set expectations and follow up until work is completed
Your Day-to-Day
- Turnover Process Management - Oversee the maintenance side of the move-out to move-in process. Our team turns over an average of 35 units per month, and you will coordinate the vendors and technicians responsible for preparing homes for the next resident.
- Vendor Quote & Scope Review - Review vendor quotes to ensure pricing is accurate and scopes of work are clearly defined before work begins.
- Project Management - Coordinate maintenance and turnover projects from start to finish, ensuring timelines, pricing, and quality expectations are met.
- Vendor Management - Build and maintain strong relationships with vendors while ensuring work is completed on time and meets company standards.
- Vendor Onboarding - Assist with onboarding new vendors and ensuring they understand our expectations, processes, and service standards.
- Client & Vendor Follow-Up - Resolve issues quickly, communicate updates clearly, and escalate concerns when necessary to keep projects moving forward.
